The Planning and Zoning Department is dedicated to providing professional and courteous assistance to all citizens and visitors with the various land use regulations that affect the built environment in Franklin County. Staff will be pleased to provide information on zoning, subdivision regulations, floodplain regulations and other development rules regarding the unincorporated areas of Franklin County. The department strives to provide sound land use guidance and services to all interested parties with interactions with the Franklin County Regional Planning Commission, the Franklin County Board of Zoning Appeals, the Board of Commissioners, Industrial Board, other County departments, E-911 Address Services, TN State departments, and Federal regulatory agencies. The department’s Staff utilizes modern planning tools such as a fully capable GIS system; cooperates with other GIS capable users; and pursues continuing education.
In addition, the department also assists interested parties with the Franklin County Growth Plan, information on Planning Regions, and information on Building Codes.
The web versions of the land use regulations are provided for reference and the convenience of having the regulations in a computer-readable format. The regulations as presented here are not legal documents. These documents do not replace or amend the official regulations maintained by the Franklin County Planning and Zoning Department. The print version of the Zoning Resolution and Subdivision Regulations, together with any subsequent amendments adopted by the Franklin County Regional Planning Commission and/or the Franklin County Board of Commissioners, are the official version of the regulations.
